Costs to close in Wyoming for a $369,000 home
Zillow Home Value Index put the typical Wyoming home at $369,044 in September 2026. Round the price to $369,000, make a down payment of $73,800 and borrow $295,200; the buyer's closing costs then total $7,338.
Cash to close covers everything you bring on closing day: the down payment plus the closing costs. The total comes to $81,138 here.
Starting the loan is what the lender's setup fee covers; here, it is the largest single expense listed. If someone later claims a legal right to the property, owner's title insurance protects you. The owner's title policy costs $1,550, which is a national estimate rather than a Wyoming rate.
These figures depend on your lender, how much you borrow and your insurance quote; use numbers of your own for a total that suits your situation.

Closing costs in Wyoming: who pays
The Wyoming example in this calculator lists no seller closing costs before commission or any mortgage payoff amounts. That does not mean, though, that each seller's final bill will equal $0. With a sale price of $400,000, the seller's share is $0 before commission and payoff, versus $440 in the median state.
The main exception is agent commission; your agreement affects the amount. According to Redfin's commission data, the average buyer's agent share nationwide is 2.42% of the sale price. The calculator leaves commission out until you enter a rate, so it shows in your total only if you choose to add it.

Wyoming transfer tax
When a property changes hands, some states charge a transfer tax that is often set as a percentage of the sale price. For a deed in Wyoming, no such tax applies, so neither the buyer nor the seller sees that line at a closing here. The transfer tax chart for each state confirms this.
It almost changed. In 2024, HB0112 proposed placing a tax paid by buyers on the part of a sale over $1,000,000, at a rate of 1%. The bill failed, so no transfer tax applies in Wyoming.
Extra charges to include in the calculator's total
The calculator does not include county recording fees tied to your deed and mortgage. Natrona County's rates set the fee for any document at $12 for page one plus $3 for each later page. Our calculator has no recording line for Wyoming, so include this charge in your total.
Property tax once you buy
You pay closing costs one time, but property tax returns each year. In Wyoming, the median annual bill for an owner-occupied home is $1,767, about 0.57% of the median home value. The figure comes from the ACS 2024 five-year U.S. Census data. Now enter your price and down payment for an itemized estimate of the amount needed at closing.
Closing costs for nearby states
Take the same $369,000 home across a state line and the buyer's bill changes only slightly. Buyers in neighboring states pay from $7,358 to $7,424 for the same home, compared with $7,338 for a Wyoming buyer, the lowest amount in the group.
Wyoming costs are a little lower than in most states. With 20% down on a $400,000 home, you would pay $7,790 at closing. That is $60 below the national median of $7,850, based on November 2026 data.
