Our Florida closing cost calculator shows each fee you pay at closing, one line at a time. Add your price and down payment to find the cash you need at closing and get the stamp taxes right, because tax paid below the required amount carries a 10% penalty. After that, the calculator shows each fee and who usually pays it. Florida has two state taxes: one applies to the deed and the other to the loan. Together they explain why closing costs here run higher than in most other places.

Closing costs in Florida for different home types

Closing costs in Florida change with the price, and prices differ greatly by location. Without commission and with 20% down, buyers spend between $6,270 and $20,213, using September 2026 values.

Florida buyers pay $11,390 for a home priced at $400,000; the median across the 50 states and DC is $7,850, with Florida coming in $3,540 above that median. For the same $375,000 home, buyers pay $7,876 in Alabama; in Georgia, the cost is $8,351.

If someone later claims rights to the property, title insurance protects the owner and the lender. In Florida, the state sets the price. With an owner's policy, coverage up to $100,000 costs $5.75 for every thousand dollars. Once coverage exceeds $100,000 but stays at or below $1 million, the rate becomes $5.00 for each thousand dollars, and the minimum premium is $100. Asking the seller for their policy helps when it is under 3 years old, since a lower reissue rate then applies.

The deed and mortgage each cost $10 for page one, and every page after that adds $8.50. After closing, plan for property tax too: an owner-occupied Florida home typically pays about $2,730 each year.

What Florida Realtors charge for commissions

Redfin reports that buyer's agents across the country earned 2.42% of the price on average. The actual rate is set in your agreement with your agent, so it differs from sale to sale. Our calculator leaves out commission until you enter a rate, so you can review the remaining costs on their own.

Florida seller closing cost calculator

Half of the documentary stamp tax is a seller's main Florida cost before commission. This state tax applies to the deed when it transfers to the buyer. On the $375,000 example, each half of that tax comes to $1,313. A Florida seller owes $1,400 on a $400,000 sale. Commission and the mortgage payoff are not included in that amount. In a state, the median seller pays $440.

Under state law, everyone named on the deed remains liable for the tax, whatever the contract says about payment. Any mortgage assumed by the buyer also counts in the taxed price. A deed between spouses or former spouses is exempt if the property was their shared marital home and they divorced.

Mortgage debt forgiven during a qualifying short sale is not taxed. Using the calculator, enter your price to find out what you owe.

Does Florida apply an intangible tax?

Yes, it does. Florida puts an intangible tax on a new mortgage and charges a stamp tax on the loan note. The buyer pays them together at 0.55% of the loan. On a $300,000 loan, the total comes to $1,650.

A new mortgage may be exempt from both taxes during a refinance, apart from any new money the lender puts in. If you underpay, you owe a 10% penalty that may reach 50%, plus 1% interest every month. Our calculator works out the tax based on how much you borrow.

Florida's transfer tax explained

In Florida, the tax on a transfer is called the documentary stamp tax, and it is charged on the deed. The rate is 0.7% of the price. Usually, half comes from the buyer and half from the seller. A $400,000 sale produces $2,800 in tax, placing Florida 11th highest among the 36 states, including DC, that levy it.

Within Miami-Dade County, buyers and sellers split a deed tax of 60 cents per $100 of the price, which equals 0.6%. When a deed transfers only a single-family home, the 45-cent surtax does not apply. Use the calculator and enter your price to see the total.
