Indiana transfer tax
Indiana has no state transfer tax when ownership changes by deed, which the transfer tax chart confirms. Our $257,000 example lists no extra seller closing costs before agent commission and paying off any mortgage already in place.
At a higher price, the difference becomes clear. In this calculator, Indiana seller costs are $0 for a $400,000 sale before commission and any mortgage payoff. Across the 50 states and DC, the median is $440. With 20% down, buyers pay $7,870, which is just $20 more than the $7,850 median.
Indiana title insurance rates
Each title insurer files its own rates with the state, so the price of an owner's policy depends on which company handles your closing. An owner's title policy costs $1,079 in the example. You can use the Indiana Department of Insurance comparison tool to review owner's and lender's policy rates that each insurer filed.
Your final closing statement total will be higher than the rate alone, because filed amounts leave out charges for the abstract, an attorney, a title search, escrow and closing work. Check on a reissue discount if the home got an owner's policy in the last 10 years. The same discount can sometimes apply to lenders' policies.
Deed and mortgage recording
The recorder's fee schedule lists Shelby County's charges: $25 to file a deed, $55 to file a mortgage and $5 for each added oversize page. Our calculator draws on the Shelby County schedule for its estimate, so fees in your own county may vary.
A deed must meet two paperwork requirements before the recorder will accept it. The county auditor has to sign off on the transfer first, and the document must show the buyer's physical street address on it. Before you sign, make sure the deed shows your correct street address; without it, the recorder won't accept the document.
Closing costs for different home prices
The typical value in the least expensive third of the Indiana market is $153,768, and in the most expensive third it is $423,714. If you put 20% down and pay no commission, buyer costs start at $3,856 and go up to $9,151. These figures reflect September 2026.
Our data shows neither a transfer tax nor seller-side state fees for Indiana; before commission and payoff, seller expenses total $0. If your down payment is not 20%, the calculator adjusts the loan, origination charge and prepaid interest to reflect your down payment.
Property tax and agent commission
Your rate must be entered before commission appears. Redfin reports that a buyer's agent commission averages 2.42% of the price nationwide. Use the rate your buyer agreement sets.
Our example lists no property tax among closing costs, though the tax still changes what a homeowner ends up paying. The US Census American Community Survey shows a median annual property tax bill of $1,614 for an owner-occupied Indiana home, roughly 0.74% of median home value there. Before making an offer, put your price and the commission rate you agreed on into the calculator to see the full cost.
Costs to close in nearby states
A buyer pays $5,785 for a $257,000 Indiana home. The same home costs between $5,705 and $5,873 to buy in a neighbouring state. No matter who pays it, the transfer tax column still shows the tax.
Michigan collects much more transfer tax than any other state, yet its buyer total stays close to Indiana's.
