How Nebraska title insurance rates work

If a problem with the home's ownership history comes up after the purchase, an owner's title policy protects you. The state of Nebraska has no single statewide price for the policy. The Director of Insurance approves the rate schedule that each insurer submits; the policy fee must cover everything.

At no extra charge, an owner's policy must be offered to you when you buy non-commercial residential property, with standard exceptions removed or adjusted to match lender requirements. Our example shows a policy price of $1,168.

Who pays Nebraska closing costs

Nebraska taxes home sales with the documentary stamp tax, and state law makes the seller responsible for it. When the deed is recorded, the county register of deeds collects the payment On deeds recorded from July 18, 2026 onward, the rate is $3.32 for each $1,000 of value, up from $2.32.

Stamp tax comes to $1,328 for the seller on a $400,000 sale. This makes Nebraska 19th highest among the 36 states, counting DC, that levy a transfer tax. Before commission, costs for a seller in Nebraska exceed the median state's figure by $888; if you're selling, enter your price to see how much the stamp tax takes before you list.

Deeds that are exempt from the tax

Unless a deed qualifies for a specific exemption, this charge is due when it is submitted for recording. Provided no money changes hands, the tax does not apply to transfers between spouses, transfers of marital property between ex-spouses or transfers from a parent to a child. This also applies when you place property in your own revocable trust.

No tax is charged on mortgages, deeds of trust and liens, since each either secures a debt or releases one. Recording the mortgage costs about $10 for the first page, the same as the deed. One county's fee schedule provides these figures, so ask your county to confirm them.

Does a Nebraska closing require an attorney?

Nebraska is among the states where the law doesn't require an attorney at closing, according to the Michigan Bar Journal article Ask your lender or title company what they need, since they may still have their own steps.

Property taxes once you move in

If you own and occupy a home in Nebraska, expect a median property tax bill of $3,549 a year. It equals about 1.49% of the median value for homes, so budget for it alongside your monthly mortgage payment.
