Iowa closing costs for a $237,000 home
When ownership changes, you pay closing costs for the fees and prepaid items, plus your down payment. For example, for a $237,000 home, the buyer puts down $47,400 and takes out a $189,600 loan. Closing costs come to $5,421 for the buyer, which makes cash to close $52,821.
This lender origination fee covers setting up the loan; in this example, it equals 1% of the loan amount of $189,600. With prepaid interest, you cover the stretch from your closing date to the month's final day; this example uses 7.24%. Recording the mortgage costs $7 under the Woodbury County schedule; every section or block on a deed carries an extra $5 auditor's fee.

Who pays closing costs in Iowa
This state charge applies whenever property ownership changes hands. Iowa charges 80 cents for each $500 over the initial $500. The tax equals $379 for the $237,000 home and $640 for a $400,000 sale. This tax is the seller's legal duty, and sellers in Iowa usually pay it, which is why the calculator assigns the charge to the seller.
For a taxable deed, the county recorder delays recording until payment of the tax is received. The deed requires a declaration of value, signed by the seller, the buyer or an agent. When a deed states a dollar value for personal property in the sale, that value comes off before the tax is calculated.
Some transfers owe no tax. When no money changes hands, deeds between spouses or between a parent and child owe no tax. Property given to heirs or to people named in a will receives the same exemption. Those exempt deeds require a signed statement of the exemption. Mortgages are also exempt from the tax, as are their assignment, extension, partial release or payoff.
The seller owes $640 at a $400,000 sale before commission and payoff. That amount is $200 above the $440 charged by the median state. Of the 36 states that levy some transfer tax, including DC, this $640 ranks 26th highest.

The Iowa transfer tax
Enter the sale price, and the tax shows up with the seller's charges so your net sheet can include it. It rises with the price because it is 80 cents for every $500 of value over the first $500.
Before calculating transfer tax, Iowa subtracts the dollar value that the deed lists for furniture or any personal property included in the sale. No tax applies to spousal transfers, parent and child transfers or transfers to heirs when no money is paid.
Is realtor commission in Iowa added to my costs?
The calculator adds it only if you ask it to. State law does not set the commission; your agreement with the agent does, so we leave it out until you give us a rate. Nationally, the average rate buyers' agents charge is 2.42% of the sale price; enter that number to see its effect on what a seller nets or a buyer pays in total.
At this point, another choice often comes up. Legal help to examine the sales contract is something the guidance for home buyers from the Iowa State Bar Association tells you to consider. The guidance also covers attorney title opinions and deed preparation, but it does not say an attorney is required by law at closing. Now, put your price into the calculator, with or without commission, before you sign anything, so you'll know what closing requires you to bring.
Costs to close in nearby states
With a 20% down payment in this example, you can add your own price and down payment to get an estimate based on your figures. The lender fees, owner's title policy, recording charges and prepaid items all come from the sources listed here. State law makes the seller responsible for the Iowa transfer tax, so it falls on the seller's side.
Iowa's title insurance rates are set by the state. Iowa Title Guaranty is a state program. Its one $175 fee covers owner coverage on residential property up to $750,000. It costs nothing when your lender takes Iowa Title Guaranty's lender coverage as well; above $750,000, the price is $1 per $1,000. For the owner's title policy, the example includes $995, so check which coverage appears in your own estimate. For a $400,000 purchase with 20% down, Iowa buyers pay $7,797, which is $53 below the $7,850 median for the 50 states and DC.
Every neighboring state listed in the table charges buyers more than Iowa does for that $237,000 home.
