How Connecticut differs

  • The seller customarily pays the real estate conveyance tax. The rate is 0.75% for amounts up to $800,000 and 1.25% for the band from $800,000 to $2,500,000. Above $2,500,000, it is 2.25%. Before the deed can be recorded, the seller settles the state and municipal tax. Sales of $2,000 or more are subject to it. These rates apply to residential dwellings. cga.ct.gov
  • According to cga.ct.gov, each Connecticut municipality charges its own local conveyance tax on top of the state tax. The base rate is 0.25% of the price, and the seller pays.
  • Up to 0.25% may be added by nineteen eligible towns above the 0.25% base municipal tax. Stamford's rate is lower, and Groton and Thomaston add no extra tax. cga.ct.gov
  • Form OP-236 is required for any transfer of Connecticut real property. It must be filed by the seller or by that seller's attorney or agent. Any tax and the return are due when the deed is recorded. portal.ct.gov
  • Conveyance tax does not apply to a buyer's mortgage deed because it secures a debt. portal.ct.gov
  • Exemption applies to a principal-residence short sale when the sale price falls below the mortgages and tax liens owed by the seller. cga.ct.gov
  • Divorce, annulment, legal separation and foreclosure-by-sale transfers ordered by a court are exempt from state and local conveyance taxes. cga.ct.gov
  • If you paid 2.25% on the portion of a home price above $2.5 million, you may claim a state income tax credit for property taxes. This credit is for Connecticut residents. cga.ct.gov
  • Recording the deed costs $70, and recording the mortgage also costs $70 (town, not county; not statewide), under Town of Greenwich clerk schedule. greenwichct.gov

Connecticut closing costs for a $447,000 home

The September 2026 reading for a typical Connecticut home is $447,319, taken from the Zillow Home Value Index. That amount is rounded to $447,000. The buyer puts down $89,400 and finances the remaining $357,600 in this example. The buyer's closing costs total $8,615, which is roughly 1.9% of the sale price.

Add your down payment to the closing costs to get your cash to close. In this case, the total comes to $98,015.

This lender fee pays for the work involved in setting up your loan. Because the calculator has no Connecticut title rate table, we use a national estimate for the owner's title policy. Recording fees use the Town of Greenwich schedule, but your town may set different amounts. Enter your own price and down payment to see the figures for your closing.

Who pays closing costs in Connecticut

Sales of $2,000 or higher are subject to this tax, which is charged when a home changes ownership. This tax is customarily paid by Connecticut sellers, and the state and town portions must both be settled before recording the deed, as the Connecticut General Assembly explains. The rates shown apply to homes.

Every town sets a base tax of 0.25% based on the sale price. An added charge of up to 0.25% may apply in nineteen qualifying towns. Stamford has a lower rate, and Groton and Thomaston add no extra amount.

The seller, that seller's attorney or that seller's agent files Form OP-236. The Department of Revenue Services says the return and tax are due at recording. A buyer's mortgage deed has no tax because it secures a debt, not a home sale.

In our $447,000 example, the seller's conveyance tax comes to $3,353. Seller figures appear next to buyer figures in the calculator, so you can compare both sides before you settle on a price.

Connecticut transfer tax

The state has no separate tax with that name. The phrase means the higher tiers of the state conveyance tax, whose rates increase with the sale price.

Because each tier has its own rate, the 1.25% applies only to the part above $800,000. For sales over $800,000, that rate applies to the extra amount rather than the full price.

An income tax credit and the CT mansion tax

A credit against state income tax for property tax may apply to Connecticut residents who paid the top 2.25% rate for the part of a home's price exceeding $2.5 million, the General Assembly notes. That highest tier alone qualifies for the credit.

Exemptions from conveyance tax

Court-ordered transfers for divorce, annulment, legal separation or foreclosure sale carry no state or town conveyance tax.

A short sale takes place when the selling price is under the amount still owed on mortgages and tax liens. If the seller lives in the property as a main residence, the short sale is exempt.

Commissions for attorneys and agents

As a Connecticut Bar Association presentation states, a rule effective October 1, 2019 permits only lawyers admitted in Connecticut to conduct a real estate closing.

Across the country, the average buyer's agent commission equals 2.42% of the price, Redfin reports. After you enter a rate, the calculator includes commission, so you can add yours and see the full amount.

Property tax once you move in

The median annual property tax bill for owner-occupied Connecticut homes is $6,643, about 1.81% of median home value, according to US Census data. This bill is separate from closing costs, so include it in your moving-in budget as well.

Closing costs in neighboring states

Connecticut's state transfer tax comes to $3,000 on a sale of $400,000. That places Connecticut 8th highest among the 36 states that charge this kind of tax, including DC.

Seller costs before commission and mortgage payoff total $3,000 at $400,000, while the median state is $440. The median state figure is $80 lower than buyer closing costs of $7,930.
