Who pays closing costs in Alaska

Our data shows the buyer pays the lender fees and prepaid interest, plus the title policy, recording and insurance. Once you add commission and any mortgage payoff, the seller's closing-cost line items appear; until then, there are none.

Your contract sets the commission that you and the agent agree on. Across the country, the buyer's agent commission comes to about 2.42% of the purchase price. It appears in the calculator only when you enter a rate.

For a residential closing, Alaska does not require an attorney, so the estimate carries no required attorney fee.

Next steps

1. Enter your numbers in the calculator before an offer so you know the cash needed to close and can weigh it against the $87,401 example. 2. Get your price and down payment ready. Give the calculator those two numbers and it shows each line of your bill along with your cash to close. 3. Once you have a quote, check the title line. Since our data has no Alaska rate table, title costs here use a national estimate of 0.42% of the price; your actual quote may differ. 4. If your financing comes through AHFC First Home Limited, plan your move now. Within 60 days of closing, the home has to be your main residence. For a newly built home, that clock starts once construction ends. You may face a federal tax recapture if you make a profitable sale within 9 years and your income has climbed past set levels.

Closing costs in Alaska

In our $400,000 example, Alaska's estimated buyer closing costs are just $20 under the state median, even though the state charges no state transfer tax on deeds Lender fees, recording and insurance, plus title insurance and prepaid interest, make up the main charges a buyer pays.

With 20% down on a home priced at $400,000, our calculator shows buyer closing costs of $7,830. Across all 50 states and DC, the middle figure is $7,850, which means Alaska is $20 below it.

Seller costs are lower. For a $400,000 sale, Alaska shows $0 in seller costs before you add commission and any mortgage payoff; the middle state's figure is $440 on the same basis.

Fees and copies for recording your deed

Deeds and mortgages are filed with the state by the Alaska State Recorder's Office, so the public record lists the owner going forward. Page one costs $20, and each additional page costs $5. If a document lists more than 6 people, a $2 indexing charge applies to each name after the first 6.

A conformed copy is your recorded document with a stamp on it. It costs $2 if you request it when you record. If you request it later, the first page costs $1.25 and each additional page costs $0.25.

Alaska title insurance costs

If an ownership claim appears later that wasn't visible before your purchase, an owner's title policy protects you. According to an Alaska Division of Insurance bulletin, title insurers in Alaska must file their rates.

We have no Alaska rate table, so the calculator uses a national estimate of 0.42% of the price. Once you receive your quote, check the title line; the amount might differ.

Working with an AHFC First Home Limited loan

If your loan is AHFC First Home Limited, your purchase-price limit excludes standard settlement costs The group covers title and transfer fees. It also covers title insurance and survey fees.

Within 60 days of closing, you must make the home your main residence. With a newly built home, the 60-day period begins when the building work finishes.

If, within 9 years of closing, you make a profitable sale of the home, it may lead to a federal tax recapture when your income has risen past certain set levels. Considering this now may help if your plans change.

Property tax after your purchase

In Alaska, the median property tax bill for owner-occupied homes is $3,901 a year, about 1.11% of the median home value. As a homeowner, you keep paying this, although it is not part of closing. It affects how much you can reasonably afford to spend on a house.
