Costs to close a $533,000 Utah home

Our Utah starting figure is $532,920, the September 2026 reading in the Zillow Home Value Index We rounded that figure to $533,000 and ran the example with $106,600 down and a $426,400 loan. The buyer's closing costs add up to $9,809 on that basis.

The lender's work to get your loan started is what the origination fee pays for, and no other line here is as large. The owner's title policy protects you if another party later claims legal rights to the property. Because the calculator has no Utah title rate table, we rely on a national estimate for this.

Prepaid interest covers the days from the closing date up to the first full mortgage payment. Cash to close comes to $116,409 in the calculator: the $106,600 down payment plus $9,809 in closing costs.

Start with these steps

  • If you are closing in Washington County, get your papers to the recorder before 4:45pm Mountain Time, because after that the recorder will not accept them.
  • In Utah County, pay the $40 fee for each document you record, or authorize electronic payment; the recorder needs that before your deed or mortgage goes on record.

Working with the Utah closing cost calculator

Add a price and each cost shows up on the list, with the math behind it. The down payment starts at 20%, and you can change it. Below, the example lists the lender fees and the prepaid items we include in our estimate.

We leave out the agent's commission unless you enter a percentage. Across the country, buyers' agents average 2.42% of the price, but what you pay comes down to your buyer agreement.

Costs by home type and price

The type of home makes a big difference in Utah prices. As of September 2026, homes in the lower-priced third ran around $383,842, and those in the higher-priced third near $830,032. With 20% down on those homes, buyer closing costs range from $7,075 to $14,140.

Picture a home at $400,000 with 20% down. Closing costs for a Utah buyer would be $7,870. The median across the 50 states and DC is $7,850. Utah comes in only $20 higher than that middle figure.

What sellers in Utah pay

Sellers in Utah owe nothing for closing costs once commission and any mortgage payoff are set aside, according to our data. No seller-side transfer tax or fee appears in Utah's figures. Seller costs on a $400,000 home come to $0, while the median across states sits at $440.

County recording fees and requirements

A county's public record gets a deed and mortgage added to it through recording. In Utah County, that fee works out to $40.00 per document, and $2.00 for each extra description or unit past the first ten. The Utah County Recorder holds off on recording your document until the fees are paid or you authorize electronic payment.

In Washington County, each document costs $45.00, with another $2.00 for each legal description beyond ten. That recorder stops taking documents after 4:45pm Mountain Time, so your closing papers have to arrive before then. Letter-size paper is required, and page 1 must have a clear upper-right area. The blank area must measure 2.5 inches vertically and 4.5 inches horizontally.

Property tax after you buy the home

Our example doesn't list property tax among the closing costs, even though owning the home still includes it. Owner-occupied Utah homes carry a median bill per year of $2,525, or roughly 0.52% of the value of a typical home.

Closing costs in the states next door

Utah places no state transfer tax on deeds; buyers across the region pay about the same to close, while Nevada adds a sizeable transfer tax on every sale. A Utah buyer closing on a home priced at $533,000 would pay $9,809 in closing costs.

The tax is listed in that last column, whoever ends up paying it. Someone involved in the transaction pays Nevada’s $2,079 transfer tax. Closing costs for buyers there are slightly below the Utah level. To get a closing-cost estimate for your own home, provide its price instead of using the $533,000 case.
