  • Property tax in Idaho is levied and collected by counties, not by the state. Each bill is mailed in November and is due December 20. tax.idaho.gov
  • One half of your property tax can be paid by December 20, and the remaining half by June 20. tax.idaho.gov
  • For property valued as of January 1, County assessors use 100% of market value, then subtract any exemptions. That figure determines what a buyer's property tax bill will be later on. tax.idaho.gov

How closing costs look in Idaho

Your closing costs cover fees and prepaid bills due the day ownership transfers to you, and they come on top of your down payment. In Idaho, the lender, title policy and one year of insurance premiums account for most charges. What the state itself collects is quite small.

Idaho has no state transfer tax on a deed. This fee applies in some states when a home changes owners. No such charge applies in Idaho, so you won't find one on your bill. Sellers have no closing-cost charges before commission and any mortgage payoff, according to our calculator.

Costs for title insurance and escrow

If a later claim reveals a property right overlooked before purchase, an owner's title policy steps in. No single price applies to this coverage in Idaho. Every title insurer files its own schedule of premium rates for owner's and lender's policies alike, with rates quoted in $1,000 steps. So our national estimate covers this fee, not an Idaho-specific rate.

Until a sale is finished, escrow serves as the neutral third party holding the money and documents. Costs depend on the title company and county. Records for Ada County commonly show a $150 starting fee, plus $3.00 per $1,000, and no less than $150.

County charges for recording

Once you record your deed and mortgage with the county, you are listed on the public record as the owner. The Valley County schedule sets a $15 recording fee for the deed and $45 for the mortgage.

Property tax after you buy the home

In Idaho, counties rather than the state take on property tax. Each November the bills go out, and payment falls due December 20; you may also split what you owe, paying half of it by December 20 and the rest by June 20. Your future bill comes from the assessed value, which the county assessor fixes each January 1 at 100% of market value, with any exemptions you qualify for subtracted.

The median property tax bill for an owner-occupied Idaho home is $2,038 a year, roughly 0.49% of the median home value. Plan for around $2,038 yearly in property tax, although your county may charge a different amount.
