The estimate assumes a conventional loan, including lender fees, prepaids and a lender's policy, taken from the sources we list here; the down payment is 20% until you enter your own; a commission is included only when you enter it.

Property transfer tax
1.2% top rate; each band carries its own rate.
Who covers it
The buyer and seller each have half imposed on them: the seller (grantor) owes one half and the buyer (grantee) owes the other.
Recording the deed
$40 comes from the Cumberland County Registry of Deeds schedule: a flat $35 plus a $5 surcharge for each document filed by non-government filers, regardless of page count.

In closing costs, the buyer pays roughly $8,951 for a typical Maine home, while the seller's portion before commission is $906. The Maine closing cost calculator shows this. Using your own price and down payment, it presents the same line-by-line breakdown so the final bill holds no surprises. To check your own figures and the amount of cash required on closing day, enter your price and down payment.

How Maine differs

  • The real estate transfer tax is 0.44% up to $1,000,000 and 1.2% above $1,000,000, and buyers and sellers customarily share it equally. The seller (grantor) owes half of this tax, and the buyer (grantee) owes the other half. maine.gov
  • Value above $1 million pays an extra $3.80 for every $500, in addition to the basic $2.20 per $500 charge. maine.gov
  • The transfer tax is calculated and collected at recording by the county or regional register of deeds, based on the value listed in the declaration of value. maine.gov
  • Every transfer tax exemption you claim has to appear clearly on the Declaration of Value form sent with the deed. cumberlandcountyme.gov
  • To complete the transfer tax declaration, include the adjusted assessed value, worked out by dividing the municipal assessed value by the town's certified ratio. Your local assessor can supply that figure. maine.gov
  • After a tax lien mortgage property is sold, the seller can ask the town for a certificate if they paid their pro rata tax share through a written proration agreement. legislature.maine.gov
  • The Cumberland County Registry of Deeds charges $40 to record the deed and $40 to record the mortgage, with a flat $35 fee plus a $5 surcharge for each document filed by a non-government filer, regardless of page count. cumberlandcountyme.gov

Costs to close on a $412,000 Maine home

Typical Maine home value, September 2026: $412,002 (Zillow Home Value Index). With the price rounded to $412,000 and 20% down, the down payment is $82,400 and the loan is $329,600.

The buyer's closing costs for that home total $8,951, and cash to close comes to $91,351. Cash to close refers to the money you bring on closing day to cover your down payment and every closing cost together.

If someone makes a later claim on your property, owner's title insurance protects you. Because no Maine rate table is available, we calculate $1,730 using a national 0.42% rate on the price; your title quote may differ.

Recording fees are set out in the Cumberland County Registry of Deeds schedule: every document carries a flat $35 plus $5, whatever its page count.

Among the states, Maine ranks just above the middle. Buyers here pay $8,750 for a $400,000 home with 20% down. Across the 50 states and DC, the median is $7,850, so buyers here pay about $900 more. Before commission and payoff, sellers pay $880, compared with a median of $440.

Commission shows only once you enter a rate. Redfin reports an average buyer's agent commission nationwide of 2.42% of the sale price. Enter the rate you and your own agent agreed on, the one listed in your buyer agreement.

Closing costs for each Maine home type

The totals change with the price, because the biggest items are percentages tied to the amount of the loan or to the home's value. If you put 20% down and pay no commission, your closing bill across Maine ranges from $6,199 to $13,758.

If your home doesn't match any of the rows listed, enter its exact price and the calculator will recalculate every line for that amount.

Property transfer tax

$1,000,000 and up1.2%

Each band has its own tax rate.

First steps

1. Begin by putting your price, down payment and commission rate into the calculator. It recalculates all lines, including the transfer tax split and the cash you need to close, so you know what to bring on closing day. 2. Make sure the Declaration of Value form shows the adjusted assessed value, which is the assessed value the town reports divided by its certified ratio. Your local assessor can supply that number. 3. Write any transfer tax exemption you qualify for clearly on the Declaration of Value. Without that statement, the registry takes the full amount. 4. Budget for both recording fees and transfer tax. At recording, the register of deeds figures the tax from your declared value and collects it.

Maine transfer tax

This state charge applies when property ownership changes hands. Maine Revenue Services sets rates of 0.44% for the first $1,000,000 of value and 1.2% for anything above $1,000,000.

For every $500 of value, the state charges $2.20; an added $3.80 per $500 applies to the portion above $1 million. Only that excess portion is charged at the higher rate, rather than the entire price.

Half of the tax falls to the seller and half to the buyer, which is also the usual way to pay it. At a home price of $412,000, the buyer and seller each pay $906.

A sale at $400,000 results in $1,760 of total tax. That leaves Maine 14th among the 36 states, DC among them, that levy a transfer tax; the ranking goes from the highest total to the lowest.

The county or regional register of deeds works out the tax using the value you declare, then collects it when the deed is recorded. In New Hampshire, the transfer tax on a $412,000 home is $6,180. The buyer's bill reaches $11,055, whichever side pays it.

The Maine transfer tax form

Along with the deed, you submit a Declaration of Value to the register of deeds. This form gives the county the property's sale price. The tax is based on the value entered on it.

You must include the adjusted assessed value on the form. It is found when the town's assessed value is divided by its certified ratio. Your local assessor can provide that number, so you don't have to do the math yourself.

Clearly note any exemption you qualify for on the Declaration of Value. Without that, the registry takes the full tax amount.

Maine has two more points you should know about. A written proration agreement and payment of your tax share allow you to request a town certificate when selling property under a tax lien mortgage. A Maine Professional Ethics Commission opinion on mortgage loan transactions states that counsel is not required of the bank or the borrower if it decides to proceed without. It covers title review and lending practice, not closings themselves.

The calculator's results

The calculator splits the tax between buyer and seller; the higher rate applies only to the portion of the value above $1,000,000. As a result, a $1.2 million sale is priced correctly, with 1.2% applied only to the part that qualifies.

It also works out the remaining charges: the lender's origination fee, the appraisal, the credit report, both recording fees of $40, twelve months of homeowners insurance and 15 days of prepaid interest. It begins with a conventional loan and a down payment of 20%. Those settings stay in place until you provide your own numbers.

Once you own the property, plan for property tax as a continuing expense. For an owner-occupied Maine home, the median property tax bill is $3,036 per year. That's roughly 1.02% of the median home's value, based on the US Census.

In the calculator, add your price, down payment, and commission rate to see the tax split between buyer and seller and your total cash to close.
