Steps for using the calculator
For estimated conventional loan costs, enter the sale price; if 20% doesn't suit your plans, change the down payment afterward. Items in the example include an appraisal, a credit report, prepaid interest, homeowners insurance, an owner's title policy and a loan origination charge. Until you change it yourself, your down payment stays at 20%.
You'll see the agent commission only if you enter a rate. Nationwide, the buyer's agent commission runs to about 2.42% of the price, according to Redfin
What the calculator leaves out
The county recording fee isn't in our total, so add it separately. Arkansas Code § 21-6-306 sets a deed filing cost of $15 for one page printed on one side and $5 for each extra page.
Property tax is also outside the closing total. The median yearly bill for an Arkansas home you occupy is $1,040, according to US Census data, about 0.55% of median home value.
Recording documents in Washington County
Papers you file with the Washington County Circuit Clerk must use 8½ x 11 paper. Legal-size paper adds a $25 non-compliance fee.
Each document must be acknowledged and notarized. A notary is available at the clerk's office if you record there. The office records documents only for Washington County property; each document also needs a legal description of the land.
Legal help and title insurance
A licensed title agent must be on board at every Arkansas title insurance agency, which under Arkansas rules must be based in the state.
Our calculator uses a national estimate for the owner's title policy, so your actual quote may be different. Arkansas's unauthorized practice of law committee explains that preparing deeds and similar legal papers counts as the practice of law. Since drafting a deed is legal work in Arkansas, you can have it prepared only by an Arkansas-admitted lawyer.
