District of Columbia's transfer tax

The seller is responsible for this charge. A transfer tax is the tax charged when a property changes hands; § 47-903 of the District of Columbia Code makes each seller responsible.

A 1.1% rate applies to sales below $400,000. When a residential sale reaches $400,000, the 1.45% rate applies to the entire price, not just the amount above $400,000. The seller's transfer tax for the typical $567,000 home is $8,222.

This is one factor that makes selling in the District costlier than in most areas. With a $400,000 price, seller costs total $5,800 before commission and the mortgage payoff are deducted. The District is $5,360 above the median state, which comes to $440.

Agent commission is a cost of its own. Across the country, Redfin reports an average buyer's agent commission of 2.42% of the price. Commission appears in our results only after you supply a rate.

How much is the DC recordation tax?

On top of the transfer tax, the District charges a deed recordation tax This charge applies when the new deed enters the public records. For residential deeds priced below $400,000, the rate is 1.1%. At $400,000 and above, 1.45% applies to the full amount.

A small recording fee is separate from this tax. A deed recording costs $25 through the Recorder of Deeds. The fee is $150 for a deed of trust or mortgage. A $5 surcharge applies to each, so the total for recording a deed is $30.

Using the DC transfer tax calculator

You only need a sale price to begin. The calculator uses 20% down until you enter your own amount. It also assumes a conventional loan, usual lender fees and prepaid costs.

1. Enter the sale price, and the calculator will apply the correct tax rate. 2. Enter your down payment to set the loan amount and your lender's fees. 3. If you want commission included in the seller's costs, add a commission rate. 4. Look at both the buyer and seller columns to learn which party covers each line.

It also helps you plan for the yearly costs that start after you move in. Each year, an owner-occupied home in the District has a median property tax bill of $4,312. That equals about 0.58% of median home values, based on US Census data.

Recording the deed on time

Signing and notarization must be followed by recording within 30 days, or a $250 late fee applies. You avoid the charge by recording it within that window.

Recording any deed, deed of trust, or mortgage requires tax form FP7C, filled out completely. Include the form with the deed when you submit it; that way, recording won't be delayed. Try the calculator now to review the taxes and fees tied to that form, helping you avoid surprises.
