How Maryland differs

  • A 0.5% state transfer tax applies to the price. When the buyer is a first-time Maryland home buyer, the deed's rate falls to 0.25%. The research doesn't identify who pays it by law. courts.state.md.us
  • A 0.25% state transfer tax applies to first-time buyers in Maryland who purchase a principal residence, rather than 0.5%. A sworn statement must be signed by each grantee. mdcourts.gov
  • If a purchase money mortgage or purchase money deed of trust meets the statute's conditions, no recordation tax applies. One condition is recording within 30 days following the deed. mgaleg.maryland.gov
  • Recordation tax on a refinance doesn't apply up to the unpaid principal on the existing loan when the borrower on the original loan files the required statement or affidavit for the refinance. mgaleg.maryland.gov
  • Deed and loan recordation tax rates vary by county: $7.00 per $500 in Frederick, $4.10 in Cecil and $3.50 in Wicomico. mdcourts.gov
  • Write the specific exemption code on the document to claim a tax exemption. Otherwise, the clerk bills the full taxes. mdcourts.gov
  • Frederick County has no county transfer tax. Before filing the document with the Circuit Court clerk, you pay state recordation tax to the County Treasurer there. courts.state.md.us
  • Title insurance: every insurer files. Each insurer submits its own rates to the Maryland Insurance Administration. The buyer selects the title company. Settlement service fees aren't regulated. If an earlier policy was issued within ten years, you may pay a reissue rate. insurance.maryland.gov

Closing costs for a $425,000 home in Maryland

The value of a typical Maryland home was $424,890 in September 2026. That figure rounds to $425,000, and we assume a $340,000 loan with $85,000 down. For that home, buyer costs total $8,155, about 1.9% of the price.

Your lender sets up the loan and charges an origination fee. Cash to close is the down payment plus these costs; here, it adds up to $93,155.

Buyer costs with 20% down range from $5,050 to $12,957, while typical home values across Maryland range from $258,547 to $695,652. Your total depends on the price, so it's useful to calculate the numbers for the property you're considering.

Counties have different recordation tax rates that can apply to deeds and loans, while a qualifying purchase mortgage may be exempt from those taxes. County examples include Frederick: $7.00 per $500; Cecil: $4.10; Wicomico: $3.50. Once the law's conditions are met, including recording no later than 30 days following the deed, a purchase mortgage may qualify for an exemption For a refinance, the old loan's remaining balance carries no tax when the borrower on the original loan submits a statement as required.

The buyer chooses the title company, and each title insurer submits its rates to the Maryland Insurance Administration. Compare quotes, because settlement service fees aren't regulated. Separately, you may face a reissue rate if the previous title policy came out within the past ten years.

Start with these steps

  • Use the calculator to run your own numbers. Your price and down payment go in first; then your lines appear in seconds.
  • Are you buying as a first-time Maryland homeowner? Request the 0.25% rate; confirm that the buyers listed on the deed sign a sworn statement and that the document includes the exemption code. If you don't have both, the clerk charges the full tax.
  • Are you recording a purchase mortgage? It may qualify for an exemption under conditions set by law, including recording within 30 days after the deed.

Maryland transfer tax

This tax applies when the deed for a home passes to the buyer from the seller. For a $400,000 sale, Maryland's state rate of 0.5% of the sale price adds up to $2,000. That makes Maryland 12th highest among the 36 states, including DC, where this tax is charged.

If you're a first-time Maryland home buyer buying a home to live in, the rate falls to 0.25% Each buyer named on the deed must sign a sworn statement, and the document must also show the exemption code. Otherwise, the clerk bills the full taxes.

Our research doesn't identify who pays under the law, so review your contract. Our figures place this charge with the seller.

Using the transfer tax calculator

After you enter the sale price, the calculator applies Maryland's 0.5% state rate, or 0.25% if you're a first-time Maryland buyer. At the full rate, the calculation for a $425,000 home works out to $2,125. The amount appears alongside other lines for the buyer and the seller.

County-level transfer tax in Maryland

Transfer tax amounts at the county level differ across Maryland. Frederick County, for example, charges no county transfer tax. Our data doesn't list a transfer-tax rate for Montgomery County. Try the calculator now with your price. It shows the state transfer tax and each cost you owe as a buyer, so you can review your cash to close before signing.

Maryland Realtor commission

Buyers' agents charge an average of 2.42% of the sale price nationally, and you and the agent agree on the exact figure. We leave it out until you enter a rate, so reading the totals stays easy. Enter your agreed rate, and you can check the amount a sale would leave you with.

Costs to close in nearby states

Until you enter your own figure, the calculator uses 20% down; commission is added only after you type in a rate. Because Maryland has no recording fee line, that fee adds to its total. According to Frederick County's clerk, documents of nine pages or less cost $20.00, documents of ten pages or more cost $75 and a $40.00 surcharge applies.

For buyers, Maryland falls near the middle of the pack. The buyer cost for a $400,000 home is $7,790, which is $60 below the median across states. Maryland sellers pay $2,000 before any commission or payoff, more than in most states; the median state charges $440 in comparison.
