How Oregon differs

  • No state transfer tax applies to a deed in Oregon. landcan.org
  • For a nonresident seller, Oregon income tax must be withheld from the sale proceeds by the escrow agent unless an exception applies. The seller might be asked to fill out Form OR-18-WC. oregon.gov
  • For a nonresident, this withholding rule doesn't apply when the total price is $100,000 or less, including any debt the buyer takes on. oregon.gov
  • Federal income tax not being owed on the sale income exempts a nonresident who sells a personal residence from withholding. oregon.gov
  • What you pay to record depends on the county. In Coos County, for example, a deed or mortgage costs $106 for its first page, and each additional page costs $5. co.coos.or.us
  • Under the Marion County schedule, recording costs $86 for the deed and $86 for the mortgage. co.marion.or.us

Costs to close on a home in Oregon priced at $493,000

In September 2026, Zillow’s Home Value Index listed Oregon’s typical home value as $492,753. We rounded that figure to $493,000. You would make a down payment of $98,600 and borrow $394,400 in that example. Your down payment plus closing costs make up the estimated $107,918 you need at closing.

Your lender sets up the loan and charges an origination fee. Your owner's title policy protects you against a later claim of a legal right in the property. The amount shown for this policy comes from a national estimate, not an Oregon rate. You pay prepaid interest on your loan for 15 days at closing.

As the state transfer tax chart shows, no state transfer tax applies to deeds in Oregon. Buyers and sellers in some other states pay this tax; Oregon does not. The closing-cost estimate shown here does not include property tax. For an owner-occupied home in Oregon, the US Census reports a median annual property tax bill of $3,876, near 0.81% of the typical home value.

What your price does to the costs

County recording fees, the loan amount and the price of the home can all change your estimate. In September 2026, typical Oregon home values placed the least expensive third at $346,721 and the most expensive third at $735,976. At a 20% down payment, buyer closing costs were estimated at $6,338 at the low end and $12,915 at the high end.

Closing on a $400,000 home in Oregon with 20% down costs an Oregon buyer $7,962. The midpoint across all 50 states and DC is $7,850, which makes Oregon $112 higher.

Recording fees depend on the county where the home is. Marion County collects $86 for recording a deed and $86 for recording a mortgage. Coos County charges $106 to record page one of a deed or mortgage, then $5 for every extra sheet.

Oregon agent commissions and lawyers

According to Redfin, buyer’s agents nationwide receive an average of 2.42% based on the sale price. The agreement you sign with your agent decides what you actually pay. We leave commission out of the calculator until you enter a rate. Enter the commission rate you agreed on; your total will then include it.

Oregon law doesn't require a lawyer at closing, a Michigan State Bar Journal article reports; hiring one is your choice.

Oregon seller closing costs

Before any mortgage payoff and commission, our data lists no closing-cost lines for sellers in Oregon. With a $400,000 price, the amount comes to $0, while the median state is $440. What you receive from the sale is still reduced by commission and any mortgage payoff. To include commission in your estimate, add your commission rate to the calculator.

Oregon tax withholding for nonresident sellers

If you sell an Oregon home while living elsewhere, your proceeds must have Oregon income tax withheld by the escrow agent unless an exception applies. At closing, the escrow agent handles the money and paperwork as a neutral company. The Oregon Department of Revenue says you may need to fill out Form OR-18-WC.

Withholding isn't required when the full price is $100,000 or below, including any debt the buyer assumes. This exemption also applies to a nonresident's sale of a personal residence if federal income tax will not be owed on the sale income.

Oregon and nearby states compared
