A $833,000 home in Hawaii: what closing costs apply

Our Hawaii starting figure is $832,932, the September 2026 reading in the Zillow Home Value Index Rounding that figure gives $833,000, so the down payment is $166,600 and the loan is $666,400.

Next steps

  • Start with the calculator: put in your price and down payment to see the cash needed at closing before you sign.
  • When a sale is closing, send Form P-64A to the Registrar of Conveyances inside the 90-day filing period. Pay the conveyance tax before recording the deed. Filing late adds penalties.

Closing costs across the Hawaii market

In September 2026, the lower-priced third of typical Hawaii homes sat at $448,904, while the higher-priced third sat at $1,427,739. With 20% down, those buyer closing costs land between about $8,309 and $22,857.

Hawaii transfer tax

Property that changes hands is subject to this state tax. The rate works out to 0.05% of the sale price, which is 5 cents per $100, and each transaction pays a minimum of $1. The conveyance tax rule comes from Hawaii's administrative rule (state administrative rule). On an $833,000 home, the total comes to $417.

This tax is the seller's to pay, as the law requires. The buyer is responsible only if the seller is the United States government or the State of Hawaii. The same applies to Hawaii's agencies and political subdivisions.

Don't expect every sale to carry a 0.05% rate. The Bureau of Conveyances says rates vary by transaction and may reach $.0125 or be exempt, so reviewing the Department of Taxation's guidance about your sale is worthwhile.

Some transfers are not taxed at all. One example is a transfer between spouses, or between a parent and their child, where only nominal consideration is involved. Another is a security document, such as a mortgage, that serves only to secure a debt. A lease is taxed only when the unexpired term left on it reaches 5 years or more.

Filing Form P-64A and paying the tax

At least one party has to file Form P-64A, the Conveyance Tax Certificate, with the Registrar of Conveyances. It lists the full amount paid for the property. A transfer that is exempt still needs a certificate of exemption submitted.

The Registrar of Conveyances receives the payment, and that happens before the deed gets recorded. When the 90-day filing period after a transaction ends, late filing penalties begin. Our calculator puts the estimated tax on the seller, though the rate depends on the transaction.

Fees for recording and the property tax bill

Once recorded, the deed and the mortgage become part of the public record. Under the statewide fee schedule, the Regular System charges $41 per document up to 50 pages, while Land Court charges $36.

In Hawaii, an owner-occupied home carries a median yearly property tax bill of $2,239, which is about 0.27% when measured against the median home value. The US Census reports that share.

How does Hawaii compare with the rest of the states?

Buyers in Hawaii pay $7,872 in closing costs on a $400,000 home with 20% down. Across the 50 states plus DC, the median figure is $7,850, which leaves Hawaii $22 above the middle.

Sellers are the ones who come out ahead. For a $400,000 sale, Hawaii sellers' costs before commission and payoff total $200, against $440 in the median state. A $200 transfer tax makes Hawaii 35th of the 36 places, DC included, that levy one.

California buyer closing costs run to $14,103 for the same $833,000 home, and California's transfer tax on it comes to $916, whichever side pays. Enter your price and watch the Hawaii figures appear line by line in seconds.

How each figure is worked out

We calculate the conveyance tax by multiplying 0.05% by the price. The origination charge equals 1% of the loan amount. Prepaid interest is the yearly rate applied to the loan amount for each day included. Your closing cash requirement is your down payment plus the closing costs paid by the buyer.
